How are roofing estimates calculated?
Most roofers measure the roof in squares (100 square feet), add a waste factor of about 10–15%, then price tear-off, materials and labor per square. Extras such as decking, chimney flashing and skylights are listed separately.
How should I handle decking replacement I can't see until tear-off?
Add a line with a price per sheet of plywood or OSB and a note that the final quantity will be confirmed after tear-off. That way the homeowner approves the unit price in advance.
Is an estimate legally binding?
Generally, no. An estimate is an approximation. It becomes part of a binding agreement when the customer signs and accepts it, and many contractors attach their contract terms at that point. Rules vary by state and country.
How long should an estimate be valid?
Thirty days is common. Use a shorter window when material prices are volatile.
